Fees that may apply to tenants:

Variation of Contract (Tenant's Request)

Fee: £50 (inc. VAT) per agreed variation.

Purpose of charge: Covers costs for landlord's instructions and preparation of new legal documents.

Change of Sharer (Tenant's Request)

Fee: £50 (inc. VAT) per replacement tenant or any reasonable higher costs.

Purpose of charge: Covers costs for landlord's instructions, tenant referencing, Right-to-Rent checks, deposit registration, and preparation of new legal documents.

Early Termination (Tenant's Request)

Liability: Tenant is responsible for the landlord's costs in re-letting the property and all rent due until a replacement tenancy starts.

Limit: These costs will not exceed the maximum amount of rent outstanding on the tenancy

Holding Deposit

Amount: Equivalent of one week's rent.
Purpose of charge: Reserving the property.

Conditions for Withholding when tenancy securing is unsuccessful:

Withdrawal by any relevant person (including guarantors).
Failure to pass a Right-to-Rent check.
Providing false or misleading information.
Not signing the tenancy agreement (or Deed of Guarantee) within 15 calendar days (or agreed deadline which has been provided to all parties in writing).

Security Deposit

For Rent Under £50,000 per Year: Five weeks' rent.

For Rent of £50,000 or Over per Year: Six weeks' rent.

Purpose of charge: To covers damages or defaults by the tenant during the tenancy.

Unpaid Rent

Interest Charged at 3% above the Bank of England Base Rate from the rent due date until paid.
NB: Interest only applies if rent is over 14 days in arrears.

Lost Keys or Security Devices

Tenants must cover the actual cost of replacing lost keys or security devices.

If locks need changing by the landlord/ Wallington Estates LTD, tenants are liable for all associated costs (locksmith, new locks, replacement keys).
